Scope of Work

This project involves the comprehensive replacement of existing shingle roof systems with new aluminum standing seam metal roofing systems, designed to withstand 150 mph winds. The scope includes:

• Removal and proper disposal of existing roof systems, including shingles, edge metal, and underlayment.
• Repair or replacement of up to 5% of damaged roof decking.
• Installation of new aluminum drip edge, self-adhering ice and water membrane underlayment, and vented ridge caps.
• Replacement of all flashing elements at roof penetrations and installation of pipe boots.
• Installation of permanent fall protection systems.
• Repair and refinishing of areas damaged or disturbed by new work.
• Contractors must minimize interference with ongoing facility operations, as buildings will remain active.
• Compliance with OSHA standards, Unified Facilities Criteria (UFC), and various building codes (e.g., IBC, NFPA, ABA, ADA) is mandatory.
• Hazardous materials: Bidders must account for the handling and disposal of potential asbestos and lead-based paint (specifically on fascia), requiring approved remediation plans.
