Not in close proximity to incompatible uses (e.g., cannabis dispensaries, liquor establishments, correctional facilities, firearm sales, railroad tracks, flight paths). No living quarters within the building. Must be near amenities (restaurants, hotels, pharmacy, shopping), a hospital/ER, fire department, and public transportation. Easily accessible to multiple highways.
  • Building Features: Support municipal water and sewer. Loading area with two exterior 3'-0" wide doors and one interior 4'-0" wide door. Parking lot must accommodate box trucks and semi-trailers. No structured parking under the space. A fully serviced, turnkey lease is required.
  • Standards: Must meet Federal and Local Government requirements for fire safety, physical security, accessibility, seismic (Ohio is seismic exempt), and sustainability standards (LEED requirements apply, ENERGY STAR® label required for existing buildings). BIM is a requirement. An emergency generator is required. A security guard is required Monday-Friday, 6:30 am - 5:30 pm ET.
  • Environmental: No environmental issues or hazards; Phase I Environmental Site Assessment required.
